Alpha Contracting completed a full gut renovation of a bathroom in a Dumbo, Brooklyn condo. The rest of the home had recently been updated, and the original bathroom was small and dated by comparison. The owners set a four-week timeline and a budget of $30,000 to $35,000, and the work had to proceed under the building's alteration agreement.

The Challenge

Condo board approval, limited space, and outdated wiring

The building required board approval of an alteration agreement before any work could begin. That is standard in a well-managed condo, but on a four-week schedule it had to be completed early. The bathroom's compact footprint also called for careful planning of the vanity, storage, and tub enclosure.

After demolition, we found that the existing wiring at the vanity could not safely support the new LED mirror cabinet and light fixtures. What had been planned as a fixture replacement became a rewire of the lighting circuit back to its source.

Our Approach

Managing the alteration agreement and rewiring the lighting circuit

We submitted the alteration agreement documentation at the start of the project, so board approval did not delay construction. Once the wiring issue was found, we opened a larger section of wall to assess it fully. Our licensed electrician spent a full day tracing the fault to its source and then rewired the lighting circuit.

Correcting the wiring at the source added a day to the schedule. It also removed the risk of a lighting failure or a callback after the project was closed out.

The Result

The completed Dumbo condo bathroom

The completed bathroom is bright and makes good use of the available space. Gray stone-look tile surrounds the tub and shower, with a glass sliding enclosure. The room also includes a dark-wood vanity with a white top, an LED anti-fog mirror cabinet, light marble-look floor tile, and chrome fixtures. The project was completed in four weeks and within budget.
